Read MoreIn the historic city of Bath, known for its stunning Georgian architecture and Roman heritage, the safety and preservation of buildings are of paramount importance. Asbestos, once a popular construction material due to its durability and fire-resistant properties, has been found to pose significant health risks, leading to its ban in the UK in 1999. However, many properties built or renovated before this year still contain asbestos. This is where professional asbestos surveys and testing become essential, ensuring the safety of inhabitants and compliance with current regulations. Our company, a leader in asbestos management solutions in Bath, offers comprehensive services to identify and manage asbestos in any property.
Asbestos-containing materials (ACMs) can be found in various parts of a building, including insulation, floor tiles, and roofing. When these materials age or are disturbed, they release fine fibres into the air, which can cause serious health issues, including asbestosis, lung cancer, and mesothelioma, upon inhalation. Recognizing the presence of asbestos and assessing its risk is critical to preventing these health hazards.
We offer two main types of asbestos surveys tailored to the needs of property owners in Bath:
Management Asbestos Survey: This survey is designed for property owners who need to manage ACMs in compliance with the Control of Asbestos Regulations 2012 (CAR). It involves a thorough inspection of the property to identify the presence, condition, and extent of any ACMs. This survey is non-intrusive and ensures minimal disruption to your property.
Refurbishment and Demolition Survey: Prior to any refurbishment or demolition work, this survey is necessary to identify all ACMs within the area to be renovated or demolished. This type of survey is fully intrusive and may require access to all areas, including those difficult to reach.
Following the survey, if ACMs are identified, samples will be taken and sent to an accredited laboratory for testing. This testing determines the type of asbestos present and its potential risk, forming the basis for our recommendations for asbestos management or removal.
Asbestos management is a legal requirement for non-domestic properties, and it is highly recommended for homeowners to ensure the safety of their premises. Our asbestos surveys and testing services in Bath are designed to meet these needs, providing peace of mind to property owners, managers, and developers.
Whether you own a historic home, commercial building, or are planning construction work in Bath, professional asbestos surveys and testing are essential steps in protecting your property and health. By choosing our expert services, you can ensure accurate identification and effective management of asbestos, complying with legal requirements and safeguarding against health risks.
Geoff Thomas and Son Ltd, a Bath-based building contractor, was found to have endangered two employees by exposing them to asbestos dust during work at a residential property. The company neglected to conduct a mandatory asbestos survey before allowing workers to dismantle a basement ceiling on New King Street, leading to their exposure. Moreover, after the exposure, these employees were sent to other sites without having their clothing decontaminated.
The court was informed that the company was hired by Curo Places Ltd (previously known as Somer Community Housing Trust) to undertake the ceiling replacement. The employees performed the task with hand tools, manually removing parts of the ceiling, which was later identified as containing asbestos materials.
The investigation by the Health and Safety Executive (HSE) revealed that despite the potential for asbestos contamination, the firm did not take steps to decontaminate the workers' clothes or tools before assigning them to new tasks. Subsequent analysis confirmed the asbestos presence. Geoff Thomas and Son Ltd, located in Braysdown, Bath, admitted to two violations of the Control of Asbestos Regulations 2012. The company was fined £5,000 and ordered to pay additional costs of £637.
